A modest earnings slump for Brookfield Property Partners (BPY) has not stopped the company from remaining among the best dividend stocks.

The real estate investment trust — which owns premium commercial buildings in major markets in the U.S., U.K., Europe, Australia and Asia — just raised its quarterly dividend.

The new dividend, paid out Friday, is 33 cents a share. That's 5% higher than before and brought the annualized dividend yield to a hefty 6.4%. Brookfield has steadily increased its dividend, raising it at least the past five years. IBD calculates a long-term annual dividend growth rate of 6%.

Brookfield Property Partners increased its funds from operations by 5% to 43 cents a share in the fourth quarter. That ended a two-quarter period in which FFO declined by 5% and 9%. Revenue growth, though, accelerated from 6% to 9%, 21% and 36% the past four quarters.

Despite the earnings slowdown, CEO Brian Kingston called 2018 "a transformational year" that included the acquisition in August of GGP, a company that owns, manages, leases and redevelops retail properties.

The Bermuda-based firm is part of IBD's property REIT industry group, which has climbed into the top 25 of 197 IBD industry groups. The ascent reflects rising demand for dividend investments as Treasury yields slide.

Since October, the yield on the benchmark 10-year Treasury note has fallen to the lowest level since December 2017.

The stock is recovering from a deep decline over the past year and a half. Shares topped the 20.41 buy point of a cup-with-handle base March 21 and remain in buy range.

The REIT is part of the Brookfield group of companies that also include renewable power, private equity, utilities, rail and data communications.
